Room Size Calculator
Paint at 350 sq ft per gallon per coat with 21 sq ft per door and 15 sq ft per window subtracted; flooring and tile include your waste allowance; drywall adds 10% for cuts; AC uses 20 BTU per sq ft at 8-ft ceilings. Round up and keep receipts — stores take back unopened boxes.
Type the width and length of a room (a 12x12 room is 144 sq ft) and get its area in square feet and meters, the paint, flooring, tile and drywall it takes, and the rug, ceiling fan and AC size that fit.
Enter the two wall lengths and the calculator multiplies them for the floor area, then works out everything that scales with that number: paint (from the wall area, minus doors and windows), flooring boxes and tiles (with cutting waste), drywall sheets, baseboard, and the rug, fan and air-conditioner sizes that suit a room that big. Tick L-shaped room to add an alcove or a second section. Change the ceiling height if it isn’t 8 ft; it changes paint, drywall and BTU.
How many square feet is a 12x12 room?
A 12x12 room is 144 square feet (13.4 m²). Multiply the width by the length: 12 ft × 12 ft = 144 sq ft. A 10x10 room is 100 sq ft, a 10x12 is 120, a 12x14 is 168 and a 14x16 is 224. The number you get is the floor area, which is what flooring, rugs, ceiling paint and air conditioning are sized from. Walls are sized from the perimeter (all four wall lengths added together) times the ceiling height.
For an L-shaped room, split it into two rectangles, multiply each and add them. A 12x12 bedroom with a 6x4 closet alcove is 144 + 24 = 168 sq ft. For a room with a bay window or an angled wall, measure the main rectangle and add the extra piece as a triangle (half of width × depth) — the calculator’s add-on section handles the rectangular case directly.

How to measure a room for square footage
- Measure the longest wall from corner to corner at floor level with a steel tape, in feet and inches.
- Measure the wall at right angles to it. If the room is not a perfect rectangle, measure both pairs of walls and use the longer of each pair for materials (you cut down, not up).
- Convert inches to decimals: 12 ft 6 in = 12.5 ft; 11 ft 3 in = 11.25 ft.
- Multiply width × length. That is the floor area in square feet.
- Add alcoves, subtract nothing. Closets you are flooring count; built-ins and islands do not reduce what you must buy, because planks run underneath or waste rises around them.
- Measure the ceiling height at two spots; older houses vary by an inch or two.
Laser measures are accurate to about ¼ inch and worth it for a whole house, but a 25-ft tape is enough for one room. Write the numbers on painter’s tape stuck to the door frame so they survive until you are at the store.
Common room sizes and what each one needs
The table below runs the calculator at 8-ft ceilings, one door, two windows, laminate flooring in 20 sq ft boxes, 12x12 tiles and 10% waste. It shows how fast the shopping list grows: doubling a wall length does not double the paint (the perimeter grows, not the area), but it does double the flooring and the cooling load.
| Room | Sq ft | m² | Wall paint (gal, 2 coats) | Laminate boxes | 12x12 tiles | Ceiling fan | AC BTU |

| 20 × 20 ft | 400 | 37.2 | 4 | 23 | 441 | 56–60 in | 8,000 |
Paint: 350 sq ft per gallon per coat; door 21 sq ft and windows 15 sq ft each subtracted. Flooring and tiles include 10% waste. BTU at 20 per sq ft, the usual window-unit rule of thumb.
Use the row that matches your room as a sanity check for a quote. If a contractor prices 18 boxes of laminate for a 12x12 room (144 sq ft × 1.1 = 158 sq ft, which is 8 boxes), either the room is bigger than you think or the quote is padded.
Flooring: how many boxes and tiles for a room
Flooring is sold by coverage per box, not by plank, and every box label states its square feet. Divide the room area (plus waste) by that coverage and round up. The waste allowance matters more than people expect: 10% for a straight lay in a rectangular room, 15% for diagonal or herringbone patterns, and 5% only for a square room with no closets or angles. Boxes are rarely returnable once opened, so an extra unopened box is cheap insurance against a bad batch or a future repair.
Tiles per square foot by size
A 12x12-inch tile is exactly one square foot, which is why it is the easiest to estimate. Larger tiles need fewer pieces but more waste at the edges, and small mosaics and subway tiles are usually sold by the sheet or the square foot rather than the piece.

| Tile size | Sq ft per tile | Tiles per sq ft | 100 sq ft room | 144 sq ft (12x12) | 200 sq ft room |
|---|---|---|---|---|---|
| 12x12 in | 1.00 | 1.00 | 111 | 159 | 221 |
| 12x24 in | 2.00 | 0.50 | 56 | 80 | 111 |
| 18x18 in | 2.25 | 0.44 | 49 | 71 | 98 |
| 24x24 in | 4.00 | 0.25 | 28 | 40 | 56 |
| 6x24 in | 1.00 | 1.00 | 111 | 159 | 221 |
| 6x36 in | 1.50 | 0.67 | 74 | 106 | 147 |
| 4x12 in | 0.33 | 3.00 | 331 | 476 | 661 |
| 3x6 in | 0.13 | 8.00 | 881 | 1268 | 1761 |

Paint and drywall by room size
Wall paint depends on the wall area, not the floor area: perimeter × ceiling height, minus openings. A 12x12 room with 8-ft ceilings has 48 ft of wall and 384 sq ft of wall surface; take off a door (about 21 sq ft) and two windows (about 15 sq ft each) and you are painting 333 sq ft. At the typical 350 sq ft per gallon that is just under one gallon per coat, so two coats need two gallons. The ceiling is the floor area again: 144 sq ft, one coat, one gallon with plenty left over.
Drywall is bought in 4x8 sheets of 32 sq ft. Walls and ceiling together on that 12x12 room come to 384 + 144 = 528 sq ft, plus 10% for cuts, which is 19 sheets. Taller ceilings add a sheet or two per wall; 9-ft rooms are often hung with 4x9 or 4x12 sheets to avoid a horizontal seam.
What fits: rugs, beds, ceiling fans and AC
Rugs. The usual rule is to leave 12 to 18 inches of bare floor around the rug, which makes an 8x10 rug the right size for a 12x12 to 12x14 room and a 9x12 for a room around 14x16. Under a bed, the rug should extend 24 inches past the sides: a king needs a 9x12 placed under the bottom two-thirds, a queen an 8x10.
Beds. A king mattress is 76 × 80 in; with 30 in of walkway on three sides it wants a room at least 12 × 12 ft. A queen (60 × 80) is comfortable at 10 × 12 and workable at 10 × 10. A full fits a 9 × 10 room and a twin a 7 × 10. Building codes (IRC R304) set the floor at 70 sq ft and no dimension under 7 ft for a habitable room, so a 7 × 10 is the smallest legal bedroom. Test layouts in the free furniture planner before you buy.
Ceiling fans. Blade span follows floor area: up to 75 sq ft, 29–36 in; 76–144 sq ft, 42–44 in; 145–225 sq ft, 50–54 in; 226–400 sq ft, 56–60 in. Rooms over 400 sq ft or long rectangles are better served by two fans than one giant one. Keep blades at least 7 ft above the floor and 18 in from walls.
Air conditioning. Window and portable units are sized at roughly 20 BTU per square foot: 5,000 BTU for up to 150 sq ft, 8,000 for 300 to 350, 12,000 (one ton) for 450 to 550. Add 10% for a sunny room, subtract 10% for a shaded one, add 600 BTU per extra person beyond two, and add 4,000 BTU for a kitchen. Whole-house systems are sized differently — use the AC and BTU calculator or the HVAC sizing tool for those.

Square feet to square meters and square yards
One square foot is 0.0929 square meters; one square meter is 10.76 sq ft. Carpet is often quoted per square yard (9 sq ft), and rolls come 12 ft wide, so carpet for a 12x12 room is 144 ÷ 9 = 16 sq yd before waste. Listings abroad and many flooring brands quote m², which is where the conversions below help.
| Square feet | m² | Sq yd | Equivalent square room |
|---|---|---|---|
| 100 sq ft | 9.3 | 11.1 | 10 × 10 ft |
| 120 sq ft | 11.1 | 13.3 | 11 × 11 ft |
| 144 sq ft | 13.4 | 16.0 | 12 × 12 ft |
| 150 sq ft | 13.9 | 16.7 | 12 × 12 ft |
| 200 sq ft | 18.6 | 22.2 | 14 × 14 ft |
| 250 sq ft | 23.2 | 27.8 | 16 × 16 ft |
| 300 sq ft | 27.9 | 33.3 | 17 × 17 ft |
| 400 sq ft | 37.2 | 44.4 | 20 × 20 ft |
| 500 sq ft | 46.5 | 55.6 | 22 × 22 ft |
| 750 sq ft | 69.7 | 83.3 | 27 × 27 ft |
| 1000 sq ft | 92.9 | 111.1 | 32 × 32 ft |
The last column answers “how big is 400 square feet”: a square room 20 ft on each side, or a 16 × 25 ft rectangle — the size of a studio apartment or a two-car garage bay. For house-level numbers (price per square foot by city and ZIP) see price per square foot and the home values map.
Is a 12x12 room big? Room size standards
A 12x12 room is average for a secondary bedroom in American houses built after 1990 and large for one built before 1960, when 10x10 and 10x11 bedrooms were common. Primary bedrooms now run 14x16 to 16x20 (224–320 sq ft), living rooms 12x18 to 16x20, kitchens 150–250 sq ft in a mid-size house, and bathrooms 40 sq ft for a full bath to 100+ sq ft for a primary bath. The standard room sizes guide lists minimum, typical and generous dimensions for every room, and the garage size calculator covers 1-, 2- and 3-car garages.
Square footage also drives price: the median U.S. home sells for about $193 per square foot (ZIP-level data on average cost of a house), so a 12x12 room represents roughly $28,000 of a typical home’s value — a useful figure when you weigh knocking down a wall against adding on.
How this room size calculator works and where the numbers come from
Area = width × length (plus a second rectangle for L-shapes). Wall area = perimeter × ceiling height minus 21 sq ft per door and 15 sq ft per window. Paint at 350 sq ft per gallon, two coats on walls, one on the ceiling. Flooring = area × (1 + waste) ÷ box coverage, rounded up; tiles the same with 144 ÷ (tile width × tile length) tiles per sq ft. Drywall = (gross wall area + ceiling) × 1.1 ÷ 32. Baseboard = perimeter minus 3 ft per door, plus 10%. BTU = 20 per sq ft scaled for ceilings above 8 ft. Fan and rug sizes follow common manufacturer sizing charts; bed clearances use 30-in walkways.

Room Size Calculator: FAQ
How many square feet is a 12x12 room? +
A 12x12 room is 144 square feet (about 13.4 square meters). Multiply the two wall lengths: 12 × 12 = 144. Its perimeter is 48 ft, so with 8-ft ceilings it has 384 sq ft of wall before doors and windows.
How many square feet is a 10x10 room? +
A 10x10 room is 100 square feet (9.3 m²). It takes about 6 boxes of laminate at 20 sq ft a box with 10% waste, 110 twelve-inch tiles, two gallons of wall paint for two coats, and a 5,000 BTU window air conditioner.
How do I calculate the square footage of a room? +
Measure the width and the length in feet, convert inches to decimals (6 in = 0.5 ft), and multiply the two numbers. For an L-shaped room, split it into two rectangles, calculate each and add them together.
How big is 400 square feet? +
400 square feet is a 20 × 20 ft square — about a two-car garage bay, a large primary bedroom with a sitting area, or a small studio apartment. It is 37 m² or 44 square yards.
How much flooring do I need for a 12x12 room? +
Buy 158 sq ft of flooring for a 12x12 room: 144 sq ft plus 10% for cuts. That is 8 boxes of 20 sq ft laminate, 7 boxes of 24 sq ft vinyl plank, 158 twelve-inch tiles, or 18 square yards of carpet.
How much paint do I need for a 12x12 room? +
Two gallons for two coats on the walls of a 12x12 room with 8-ft ceilings, one door and two windows (333 sq ft of wall per coat at 350 sq ft per gallon), plus one gallon for the ceiling. Tall ceilings or dark colors over light can push the walls to three gallons.
What size ceiling fan for a 12x12 room? +
A 42- to 44-inch fan suits a 12x12 (144 sq ft) room; fans of 50 to 54 inches are for rooms of 145 to 225 sq ft. Mount it so the blades sit at least 7 ft above the floor and 18 in from any wall.
Is a 12x12 bedroom big enough for a king bed? +
Yes. A king mattress is 76 × 80 in, and a 12x12 room leaves about 3 ft of walkway on each side and at the foot — enough for nightstands. A 10x12 room fits a king tightly; a 10x10 is better suited to a queen.
