Home Appreciation Calculator by ZIP Code
Forecast what a home could be worth in 1 to 30 years using its own ZIP code’s appreciation track record from the FHFA house price index (through 2025). Enter a ZIP, a current value, and how far ahead to look.
A projection from past appreciation (FHFA all-transactions index), not a forecast. Local prices can fall. Not financial advice.

How the appreciation calculator works
Every five-digit ZIP code with enough mortgage transactions has its own annual house price index from the Federal Housing Finance Agency. We turn that index into 1-, 5-, 10- and 20-year price changes and compound annual growth rates — for example, ZIP 78652 (Austin, TX) compounded at about 7.6% a year over the last decade. The projection applies the rate you choose to the value you enter: value × (1 + rate)years. If a ZIP code’s own index is thin or discontinued, the calculator uses its three-digit ZIP area, and you can always switch to the state or national average or type your own rate.
For today’s value, start with the home value estimator; the calculator pre-fills the typical value for the ZIP you enter. For what the same money buys elsewhere, see the relocation calculator, and for the bigger picture, the average cost of a house in the U.S.
What drives appreciation
- Supply and jobs. Markets that add jobs faster than homes appreciate fastest; the reverse stalls.
- Starting price. Cheaper ZIP codes often post larger percentage gains from a low base.
- Rates. Falling mortgage rates lift prices; the 2022–2024 rate jump flattened many markets, which shows up in the 1- and 5-year figures.
- Local rules. Zoning that limits new construction tends to push appreciation up over long periods.
